Steps We Take to Get Your Property Sold:

  1. Suggest and advise you as to any changes you may want to make to your property to enhance the value of your home.
  2. Price your home competitively…to open the market vs. narrowing the market.
  3. Submit your home to the MLS.
  4. Professionally advertise your home every week until it’s sold.
  5. Expose your property through our comprehensive marketing and advertising program.
  6. Database mailing(s) to industry-specific clientele (i.e. entertainment, legal, financial and corporate).
  7. Invite all cooperating brokers to personally preview your home.
  8. Update you as to any changes in the marketplace.
  9. Contact over the next seven days…all buyer leads, sphere of influence, and past clients or their referrals and prospective buyers.
  10. Add additional exposure by placing a distinctive “for sale” sign on your property.
  11. Pre-approve prospective buyers with a CMLgroup approved lender.
  12. Verify buyer funds necessary to complete the transaction.
  13. Keep you aware of the various methods of financing that a buyer might want to use. Continuously check progress and status of buyer’s loan.
  14. Follow-up with salespeople who have shown your home…for their buyer’s response and feedback.
  15. Assist you in arranging interim financing…if necessary.
  16. Represent you on all offer presentations, to assure you in negotiating the best possible price and terms.
  17. Handle all follow-up upon a contract being accepted.
  18. Ensure all time limits, terms,  conditions and contingencies are adhered to by buyer and seller.
  19. Handle mortgage, title, escrow, and all other closing procedures.
  20. Attend all necessary inspections and assist in solving any problems which may arise.
  21. Assist in providing the appraiser with the best comparable sales in your area to ensure that your home appraises at the highest possible value.
  22. Provide personal relocation services, if needed.
  23. Deliver your check and closing documents after the closing.
